Herman and Kittle Properties, Inc. Position: Financial Analyst Location: Indianapolis, IN
Assists in all financing related activities for future and existing transactions.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Secure debt and equity placement for apartments and self-storage projects.
Handle due diligence processing for transaction closings with internal team members, external financial partners/legal counsel, and ownership.
Assist with equity capital calls and loan conversions to permanent financing.
Use Excel pro forma to review projects, provide feedback to other staff regarding transactions, etc. Activities will include data entry, adjustments and alterations to model, and reports to management.
Handle capital calls and loan conversion reviews.
Provide input, as appropriate, to General Counsel, Director of Finance and Capital, Manager of Finance, and other co-workers on financing and partnership documents.
Participate and/or lead in interim and permanent refinancing options.
Review Investment Committee reports.
Create cost/benefit analysis for various operational and financial alternatives.
Various asset management responsibilities including reviewing financial statements of property-level operating performance, testing financial performance against contractual benchmarks, and compilation of portfolio cash flows.
Provide periodic reports to Director of Finance and Capital detailing progress in meeting goals.
Other duties as assigned.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
Bachelor's degree (B.A./B.S.) or equivalent.
Interest in pursuing advanced degree or professional certificate preferred (MBA, Masters, Chartered Financial Analyst, Certified Financial Planner, Certified Public Accountant, CCIM, etc.).
A combination of education and experience is acceptable.
Language Skills - Ability to read, write, interpret and analyze technical/scientific journals, financial reports and legal information. Ability to respond to questions or requests from regulatory agencies and the business community. Ability to effectively write speeches, articles, and presentations and then present the information to management, employees, and/or the general public.
Math Skills - Ability to work with concepts such as probability, statistical inference and fundamentals of geometry. Ability to apply concepts such as fractions, percentages, ratios and proportions to situations.
Reasoning Skills - Ability to solve problems and work with a variety of concrete variables in situations where only general guidelines exist. Ability to interpret instructions in written, oral, diagram or schedule form.
Computer Skills – Advanced experience with MS Office, specifically Excel and modeling real estate transactions.
Continuing education required to maintain professional certification.
Ongoing professional development.
