DEPARTMENT OVERVIEW Real Estate (RE) provides real estate services for the UC San Diego campus multi-million dollar portfolio of University owned and leased property, public/private partnerships, property acquisition and disposition, and off-campus leasing. RE is acomprehensive real estate organization whose objectives are to complete real estate transactions on time, within budget, and to the satisfaction of its clients and as a fiduciary for The Regents. The office comprises functional units that include off-campus leasing, licenses, fiscal management and administrative services, and asset management. POSITION OVERVIEW This position represents the Campus under the direction of the Executive Director to provide real estate services, analyses, andnegotiations in commercial real estate transactions to implement Campus objectives. Applies professional knowledge or expertise in one ormore specialty areas of real estate and serves as lead professional on one or more program(s) within a single discipline, particularly public-privatepartnerships. Demonstrates critical thinking and intuitive decision making skills in recommending solutions and creative approaches.Possesses extraordinary organizational skills and applies them to leading the developer solicitation and selection process and supportingdeveloper transaction negotiations and legal documentation.Experienced professional who applies needed analysis in support of real estate transactions and decision-making efforts in their Specialtyarea. Completes financial analyses to evaluate and recommend various real estate decisions including lease vs. purchase, project deliverymethod and structure, alternative financing methods and transaction terms, and cost reduction/revenue maximization solutions. Preparesand updates required project schedules, financial forecasts, budget analyses and reports of activities. Develops and maintains complexfinancial models reflecting alternative potential financing, leasing or development terms. Coordinates and participates in developersolicitation, qualification, selection, and negotiation efforts. Conducts due diligence related to targeted property acquisitions and proposeddevelopment projects.
