This position will be responsible for overseeing the property management for the daily operation of assigned properties.
Supervises, coordinates, and provides direction to property operations team members to uphold and create value for the company and our partners by applying solid judgment and analysis of best practices in order to maximize the physical appearance of the properties and growth of NOI through mindful expense controls.
Identifying and pro-actively managing all capital improvement needs and projects and assigned team members.
Prepare and report on the financial performance of the assigned property portfolio on a monthly and quarterly basis.
Prepare all assigned annual budgets (operating and capital improvement budgets).
Essential Job Functions and Responsibilities
The major duties and responsibilities of this position in order of importance:
Preparation of annual operating and capital improvement budgets and monthly financial reporting including variance reporting.
Bid, negotiate, and supervise contracted services for assigned properties.
Develop preventative maintenance plans so as to avoid increased risk/liability.
Perform regular and timely property inspections with reports detailing various items requiring attention.
Assure tenant compliance with all lease terms.
Anticipate potential tenant issues that may result in litigious matter and manage these in a proactive manner.
Collections management – working with the Collections Manager and Director of Property Operations Management to minimize bad debt exposure.
Develop and/or manage a set of tools in order to provide real-time data about the managed properties. This includes maintaining monthly tracking of various metrics, property maintenance schedules, capital improvement schedules, vacancy conditions reporting, and having full and complete knowledge of the property systems operations.
Provide counsel to the leasing team during times of lease and lease renewal negotiations based on tenant or market-related information that the Senior Property Operations Manager has gained during site visits, tenant interviews, tenant discussions, etc.
Access and evaluate Tenant creditworthiness along with the leasing agent, and Collections Manager in order to properly inform the SVP of Property Operations of the financial health of either a current tenant struggling, new tenant looking to lease space, or a renewing tenant.
Provide direction to the Construction Department on all Tenant improvement / Landlord work and assist where at all possible with site inspections or as directed by Construction Project Managers.
To be an effective member and steward of the Company at all times and uphold the Core Values of the Company especially in dealing with Tenants, contractors, vendors, other shopping centers/property owners, industry trade organizations, and the general public.
Assist the Director of Property Operations Management and others in the development and maintenance of best practices, develop Standard Operating Procedures.
A Bachelor's degree is required, with a preferred concentration in real estate.
5+ years of broad-based property management experience in commercial/shopping center industry.
CSM or CPM preferred
Self-starter and the ability to work within a team framework and to be able to work independently as needed.
The ability to manage, multi-task, and meet strict deadlines.
An advanced understanding all retail real estate operations; leasing, property management, construction, lease administration, property accounting and legal.
Must be able to exhibit initiative.
Intermediate level proficiency with Microsoft Office software including Excel, Word and Outlook, and email/internet research functionality.
Familiarity with software such as Nexus and MRI.
Travel is required as needed.
