Client Portfolio Strategy Analyst

| JOB SUMMARY The purpose of this position is to conduct a variety of analyses for the development of deliverables focused on real estate strategies in support of CBRE's clients. ESSENTIAL DUTIES AND RESPONSIBILITIESPrepares financial and other analysis for a range of deliverables, including commercial real estate financial analysis, underwriting, modeling, market plans, scenario options, process improvements, management practices, and business unit communications. Keep current, the appraised market value of each asset Drive value through a variety of real estate management metrics Analyze acquisition of core commercial and retail properties Establish systems and processes to track and manage existing and future property commitments Accountable to maintain baseline value of the portfolio and managed increase asset value. Tasked with utilizing portfolio techniques to create value with 3rd party leases. Supports the development of more complex analysis (e.g. market views, market dynamics, benchmarking, etc) related to specific initiatives; Prepares professional supporting documentation in a variety of formats. (e.g. Microsoft suite products, etc). Conducts, synthesizes, and presents research on industry best practices, benchmarks, and other issues of concern to the client. Prepares preliminary recommendations. Documents cost saves from CBRE initiatives, nationally and regionally, as required. Advises on budgeting process for capital and operating expenses as required Other duties may be assigned. EDUCATION and EXPERIENCEBachelor's degree (BA/BS) from four-year college or university required. Minimum 3+ years of related experience. Commercial real estate experience in capital markets, real estate investment, or asset management preferred. Successful candidates will have a background in the real estate capital markets and experience in corporate real estate or corporate finance. The candidate will understand real estate market dynamics, real estate value drivers, capitalization rates, market rents, appraisal values, investing dynamics. Candidates should have strong financial modeling skills and working knowledge and understanding of GAAP accounting as it relates to corporate finance requirements. CERTIFICATES and/or LICENSESReal Estate license preferred or as required by the State. COMMUNICATION SKILLSExcellent written and verbal communication skills. Strong organizational and analytical skills. Ability to provide efficient, timely, reliable and courteous service to customers. Ability to effectively present information. FINANCIAL KNOWLEDGERequires knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and/or commissions. Conducts basic financial analysis. REASONING ABILITYAbility to comprehend, analyze, and interpret documents. Ability to solve problems involving several options in situations. Requires intermediate analytical and quantitative skills. OTHER SKILLS and/or ABILITIESStrong understanding of principles of information design and display and ability to create compelling documentation and deliverable Proficient use of Microsoft Office Suite Products. Working knowledge of advanced graphic/information design programs (e.g., InDesign, Visio); SCOPE OF RESPONSIBILITYDecisions made with an understanding of procedures and company policies to achieve set results and deadlines. Responsible for setting own project deadlines. Errors in judgment may cause short-term impact to co-workers and supervisor.
