CMS provides the best in class mortgage servicing for a variety of third party customers and stakeholders, including Commercial Mortgage Backed Securities (CMBS), Mortgage Backed Securities (MBS), US Government-Sponsored Entities (GSE), US Department of Housing and Urban Development (HUD), Interim Lenders, Specialized Warehouse Lenders, and Secondary-Market Lenders. CMS also provides loan and portfolio level asset management for SRE/Real Estate Capital markets (RECM) balance sheet loans and loan and facility level asset management for Commercial Mortgage Loan Finance (CMLF). Services include: payment and escrow processing, cash and treasury management, asset management and surveillance - loan covenants, borrower consent requests, and investor reporting and collateral administration.
The Commercial Mortgage Credit Analyst 2 will provide support to the Asset Manager on an assigned portfolio of conduit and single asset/borrower CMBS securitizations. With support provided by various functional and operational groups and pursuant to the terms of the applicable Pooling & Servicing Agreement, the Credit Analyst and the Asset Manager have ultimate responsibility for:
Loan level and deal level credit decision making
Portfolio surveillance information that is provided to the various deal stakeholders.
Credit responsibilities include the review and approval of:
Borrower requests related to leases, collateral releases/substitutions, letters of credit, changes in property management, reserve/holdback releases, loan extensions and loan modifications
Deal level servicing advances and advance recoverability
Special servicing transfers
Loan covenant monitoring (including property financial triggers and leasing triggers).
Portfolio surveillance responsibilities relate to the delivery of accurate and timely loan and property level information to the various deal stakeholders such as rating agencies, trustees, special servicers and bondholders. Portfolio surveillance duties include:
Quarterly review and analysis of property-level financial statements and rent rolls
Annual approval of operating budgets;
Monthly creation and/or review of the CREFC Watch List
Property re-underwriting when appropriate to make credit decisions.
The Credit Analyst and the Asset Manager will monitor the portfolio for potential or imminent defaults and proactively communicate relevant pre-default information to the special servicer and/or the controlling bondholder. The Credit Analyst and the Asset Manager will manage relationships with borrowers and all CMBS deal stakeholders through proactive communications and an understanding of the differing goals and needs of the various parties. In addition, the Credit Analyst and the Asset Manager will monitor and communicate any potential operational risk to senior management.

3+ years of experience in one or a combination of the following: commercial mortgage, commercial real estate investment, or commercial mortgage credit analysis; or completion of the Wells Fargo Financial Analyst Program
Intermediate Microsoft Office (Word, Excel, Outlook, and PowerPoint) skills
Strong analytical skills with high attention to detail and accuracy
Strong technical writing skills

Other Desired Qualifications
