Our client is looking to add a new Real Estate Analyst to broadly support their Real Estate Asset Management team and report directly to the Head of Real Estate. With a focus on assignments that rely on adept analytical and research skills, the Analyst will become a key contributor to projects broadly affecting our portfolio. Our client believes in developing the team's knowledge of diverse property types and geographies by rotating through asset management assignments that provide broad asset and project exposure. Analytical & Research Responsibilities:
The new Analyst will build financial models and provide analytical and research support for a wide range of business initiatives related to the asset portfolio. They will also identify, analyze, and communicate trends and issues to maximize investment performance. This position will also:
Participate in the development of operating budgets that reflect the strategic plan for each asset.
Underwrite the financial feasibility of capital expenditure plans for our properties. This includes communicating the risks and expected returns to the owner through sensitivity and incremental cost/benefit decision analyses.
Conduct valuation and performance measurement that may include hold-sell analysis to inform client investment decisions.
Provide due diligence to help clients analyze and execute new investment opportunities.
Inform client investment decisions through market research, analysis of leasing and expense assumptions, identification of property management options, assessment of investment risks and opportunities, etc.
Provide analysis and feedback on financial performance and key performance measures. Prepare and present monthly, quarterly, annual and ad hoc management reports. Offer variance explanations and highlight opportunities and risks.
Proactively furnish market data and insights that could benefit client investment strategies, including keeping a watchful eye for “property next door” opportunities.
Initiate and deliver a communication plan that informs senior management of all issues surrounding performance, analytics and market research.
Partner with internal and external accounting/tax teams to assist with operational and financial risk management encompassing: accounting, financial controls, cash management, and audit/tax compliance.
Contribute to the development of business plans and operating proformas in collaboration with client investment teams that identify value creation opportunities at target properties.
Assist with execution of legal and property due diligence required for closing, in partnership with internal and external legal teams and third-party service providers.
Build and maintain strong working relationships with counterparties, including lenders, local operating partners, and tenants/customers.
Work closely with the various properties ensuring financial statements and financial statement audits are complete, accurate and timely. Maintain cash flow projections for all assets in the portfolio.
Recommend enhancements to existing processes and work with the team to implement improvements.
A Bachelor's degree in Finance (or related area) and around one year of analytical experience in the investment or real estate asset management industry. Quantitative experience is a plus.
Demonstrated financial knowledge, investment mindset, and quantitative-based decision-making.
Passion for real estate and the opportunity to add value to a client investment portfolio.
Familiarity with MS Office; outstanding Excel capabilities required, experience with Argus preferred.
Excellent written and verbal communication, as well as interpersonal skills.
Project management skills and the ability to handle multiple tasks and projects at one time, while maintaining careful attention to detail.
Flexible and resourceful with the capacity to operate effectively with ambiguity.
Ability to partner collaboratively, as well as work independently, particularly during the initial period when working remotely.
Ability to travel extensively when required.
