We are seeking a dynamic individual with drive and passion for their career as a commercial real estate professional that strives to level up, and who takes a proactive and visionary approach to their work. As a member of our team, you will be responsible for sourcing real estate opportunities, both on and off market, negotiating with brokers and property owners, conducting market analysis, financial analysis, due diligence, assisting in generating project proformas, managing client and senior staff reporting, providing opinions of value, and other functions associated with the acquisition and sale of commercial real estate.
You must be versed in a variety of commercial transactions such as acquisitions, sales, and leasing, however, our work is primarily focused on land acquisition, and the ideal candidate will have some land acquisition experience in addition to commercial real estate acquisition, sourcing, and planning, or real estate development.

Responsibilities (This is not an exhaustive nor comprehensive list of duties or activities for this position)
Identifying on and off market land and commercial property opportunities through use of CoStar, LandVision, local MLS systems, and creative deal-sourcing methods.
Direct contact with property owners, brokers, title companies, local governmental agencies, and industry consultants to prospect and negotiate for the successful closing of real estate transactions.
Maintain a high level of knowledge of zoning, land use ordinances and codes related to land entitlement and development.
Create land development cost estimates for use in proforma analysis of prospective acquisitions.
Perform thorough due diligence analysis on potential land and commercial property acquisitions.
Draft precise transactional documentation such as letters of intent, purchase and sale agreements, amendments and other standard commercial real estate documents. Clearly and concisely make contact with and negotiate with off-market property owners and potential new clients.
Possess exceptional interpersonal skills to consistently interact with both your team, clients, brokers, sellers, government entities and other related parties.
Maintain active locations lists, timelines and other project management status items consistently and accurately using company established protocols and project plans.
Perform in-depth analysis by interpreting results and providing effective recommendations to team.
Manage multiple projects simultaneously, while maintaining the highest level of efficiency.
Coordinate escrow and post-closing obligations in a timely and concise manner.
You have proven knowledge, ability and skill with commercial real estate and ideally have a Texas Real Estate License or have the ability to obtain one within 4 months of being hired.
Ability to multi-task and work both in a team and independently.
You have a familiarity with technical and legal aspects of land assessment, infrastructural and site systems, and building performance.
You have strong conceptual and creative problem-solving skills; ability to learn new and complex concepts quickly while having a high level of attention to detail.
You will bring ideas and solutions to the table as an integral part of a dynamic and fast-paced team.
You understand the flow of real estate transactions and can identify next steps of any part of a transaction from start to finish.
Must be an adept communicator, a critical thinker, and be able to speak clearly, concisely, and with candor in both written and spoken word. You naturally keep others appropriately informed in a timely manner.
You have the ability to meet tight deadlines, multi-task and prioritize workload.
You must reside in or live within a reasonable commuting distance from our office in Bee Cave, TX.
A criminal history background check and strong, verifiable references will be required for finalist(s) under consideration.
Additional Salary Information: This is not a commission position. Bonuses are awarded based on merit and revenue as a whole
