The intern's primary responsibility will be involved with various aspects of real estate development and can include financial m ode li n g / unde r w r i t i ng o f p r ospe c t i v e i n v es tm en t s and de v e l op m en ts , coo r d i na t i on o f due d ili g e nce, l ease ana l y s i s, d i spos i t i ons and f und con tr i bu t i on s , r espond i n g t o R e q u e st f o r P r opos a l s, i npu t t i ng and upd a t i n g p r o j ect i n f o rm a t i on i n t he ELITE s y s t e m , p r esen t i ng / p r ep a r i n g f i na n c i a l s and app r o v al pa c k a g es t o t he I n v es t m e n t C o mm it t ee, and direct research projects.
JOB RESPONSIBILITIES (may include one or more of the following)
Sourcing new acquisition opportunities and new investment sponsors by cultivating and maintaining relationships (e.g., brokers, capital partners, design consultants, legal professionals, and trade organizations)
Preparing and analyzing financial statements, budgets, and leases for prospective and existing development projects through the creation of discounted cash flow models used for acquisitions and dispositions
Negotiating contracts including environmental review, structural proposals, tenant leases and credit, financing, survey and title review, , operating expenses, and income reports
Managing closing statement preparation and physical asset valuations in the underwriting and due diligence process
Maintaining proficiency on submarkets by collecting, reviewing and verifying market information and supporting assumptions used in financial projections, including: rental rates, vacancy rates, historic absorption rates, cap rates, current and future competition, demographic statistics, leasing information and other local market data as necessary
Participating in the preparation of investment documents by summarizing potential acquisitions and dispositions for Investment Committee approval and subsequent closing of deals
Reviewing, commenting, and tracking all external consultant due diligence reports
Coordinating with Property Management on requirements including operating expenses, real estate taxes, parking income and expenses, and other management issues that could affect development
Coordinating with Investment Sales / Capital Markets on the marketing and sale of stabilized projects
Maintaining interface with external clients, capital partners, investors, lenders and internal business units, ensuring fast response time for all prospective developments and third-party sponsors
MINIMUM QUALIFICATIONS :
Bachelor's degree in business, finance, real estate or equivalent
Excellent proficiency with Excel and other appropriate analytical software
Ability to define problems, work with mathematical concepts/data, establish facts and draw valid conclusions
Strong verbal/written communication and presentation skills
Proven record of providing excellent internal and external customer service
