Oversees all property management and supports leasing activities for a real estate development company including retail and office tenants. Directs activities of all personnel assigned to work on that property including vendors, contractors, and employee.
Essential Duties & Responsibilities include the following:

Maintain good working relationship with clients, outside leasing agents,bookkeepers, and other staff related to projects.
Administer all existing leases relating to property
Collect rental income, deposit, and other revenue such as late charges, damages, etc.,
Provide a monthly accounts receivable report, issue delinquency letters and notices to quit as is appropriate.
Work with legal counsel on collections and negotiations as needed.
Conduct weekly inspection of all properties and prepare a summary report of property activity, conditions observed, and tenants visited.
Implement a preventive maintenance program geared to the specific needs of the property.
Prepare repair and refurbishment plans and recommendations geared to enhancing each property's revenue production capability and implement and supervise work.
Establish tenant service/complaint procedures and logs, and follow up all reports with appropriate action.
Negotiate vendor contracts, supervise work, and review and approve all contracts, lien waivers, and requests for payment.
Work with bookkeepers to prepare monthly financial statements.
Work with bookkeepers to calculate annual escalations of common area, insurance, and taxes on each property and bill tenants as appropriate.
Prepare work specifications and secure competitive bid proposals for contracted services, recommend contract awards, negotiate and enter into contracts.
Collect and approve all invoices and expenditures on the property, and utilize a purchase order system to authorize and control these expenditures.
Must have a valid driver’s license for this position, and be able to drive for business purposes

Education and/or Experience:
Bachelor's degree (B.A.) from four-year college or university; or five years related experience and/or training; or equivalent combination of education and experience.
Ability to read, analyze and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals.Ability to effectively present information and respond to questions from owners, clients, customers, and the general public.
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages.Ability to apply concepts of basic algebra and geometry.
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
