REAL ESTATE MANAGER, ON-SITE
Coreland Companies is seeking a real estate manager to manage all aspects of a commercial portfolio from an on-site property office. Oversees all operations and financial activities to protect and enhance the value of commercial real estate assets on behalf of property ownership.
This position includes supervisory responsibilities for other employees who perform administrative or general management support functions.
Essential Functions
- Demonstrate a positive, professional, and client-oriented attitude with all tenants, vendors, and the public as required.
- Build a positive working relationship with clients with a focus on ownership objectives.
- Manage tenant relations, including the coordination of requests for repairs and maintenance; collection of rent and expenses in compliance with lease terms; negotiation of renewals or other lease modifications as needed; and the bidding of work for tenant improvements.
- Conduct regular property inspections.
- Contract for and supervise all vendor services.
- Diligently direct day-to-day activity of loss prevention, risk management, safety/security, maintenance, landscaping, construction management, and other aspects of operations.
- Prepare and deliver timely, accurate, and complete reports, including analysis of financial statements.
- Review and reconcile tenant rent and common area maintenance recovery charges.
- Develop operating income/expense budgets and capital budgets that reflect the owner's objectives, including forecasting major capital expense items.
- Manage after-hours emergency response schedule and network of emergency services.
- Successfully manage a support team with proper training and mentorship.
- Perform other duties as assigned.
Required Education, Licenses, and Experience
- Bachelor’s degree or equivalent vocational/technical training.
- Three years of experience in commercial property management.
- Current California Real Estate Salesperson’s License in good standing.
- Experience in construction management, including property renovation and tenant improvements.
- Experience in working with MRI and/or Yardi software programs.
- Current California Drive license, current auto insurance and clean driving record.
