Our Client is a real estate private equity firm specializing in opportunistic debt and equity investment throughout the capital stack. Founded in 2012, the firm has invested over $3 billion and has $1.5 billion in assets currently under management deployed across a variety of investment strategies. Our Client has expertise in nearly all asset classes including mixed-use, office, multifamily, retail, industrial, self-storage, hotel, student housing, for rent housing, and condo. The firm has offices in Atlanta, New York City, Charlotte, and London.
Our Client is seeking an Analyst/Senior Analyst to join its Atlanta office to assist the investments team with the evaluation of new debt and equity investment opportunities. opportunities.
Responsibilities:
- Register and update deals on the pipeline and keep all materials related to each individual transaction organized and updated in the shared drive.
- Assist with the evaluation and underwriting of new investment opportunities by reviewing offering memorandums, business plans, underwriting models, and property level reporting such as rent rolls, leases, and income statements.
- Conduct market research utilizing third party platforms such as CoStar to evaluate current and historical market and submarket fundamentals (rent, absorption, supply, free rent, TI/LCs, cap rates, sales activity, etc.), key demand drivers, and industry trends. Source and evaluate lease and sales comparable data to evaluate market leasing assumptions.
- Perform real estate analysis including a detailed property cash flow projection utilizing Excel models and Argus.
- Analyze individual and entity financial statements, firm profiles, real estate schedules, rent rolls, credit reports, background checks, and references to evaluate creditworthiness of a potential borrower or partner.
- Aid in the preparation of term sheets, credit memos, and presentations to Investment Committee.
- Perform property visits and meet with borrowers and/or partners alongside senior team members.
- Manage aspects of the closing process including due diligence collection and review as well as third party management (title, survey, environmental, cost review, property condition report, etc.).
- Support in the legal documentation process.
- Continue investment asset management from origination to disposition.
Qualifications:
- Bachelor’s Degree in Finance, Accounting, Economics, Real Estate, or Business Administration required.
- Minimum 2+ years of experience in the Commercial Real Estate sector. Exposure to debt origination or direct equity investment preferred.
- Proficiency in Microsoft Office Suite, specifically Excel, required. Advanced financial modeling skills preferred.
- Exposure to Commercial Real Estate research platforms such as CoStar, REIS, and Trepp preferred.
- Robust understanding of real estate and credit fundamentals.
- Ability to perform advanced real estate and market analysis and to conduct market research.
- Energetic self-starter who is flexible, organized, proactive, and detail oriented.
- Willingness to work hard in a demanding and highly focused enviroment.
- Strong professional writing, communication, and presentation skills.
- Ability to work independently and in a team environment, including with team members in other locations.
