Primarily the role will work closely with the Northern California Regional Manager, Regional Director and the Chief Development Officer to manage Excel and Argus financial models of new and existing development projects and underwrite potential new opportunities.
In addition, this position will “own” the market research platform with twin goals of maintaining the most updated information and continuously enhance its capabilities. The role will synthesize this market data to update Investment Committee papers using PowerPoint.
Manage Excel and Argus financial models for projects in Northern California. Liaise with Regional Directors, Development and Construction, to accurately capture assumptions and maintain up to date models
Assist with property market underwriting, due diligence, and analytics to support the acquisitions team and development/construction activities in the Northwest Region, to include due diligence on all pre-acquisition activities, preparations of LOI’s and Responses to Proposals, and preparation of all Investment Committee materials
Maintain the highest level of integrity and quality control related to the department financial analysis outputs
Create the “Quarterly Report” in PowerPoint which combines financial, market, and development updates pertaining to all Northern California projects which is presented to investors and the CEO
Prepare lease proposals and financial analyses for leases liaising closely with the legal team and investment committee team; create investment committee materials for leases to be approved Assist Chief Development Officer with special development/acquisition projects as needed
Perform accurate and timely submission of monthly financial information, preparation of regional operational committee reports (as required), assistance with capital management initiatives and consolidated reporting requirements to the Group
Assist with capital with the preparation of annual Fund budgets and forecasts using Argus and Excel
Support the Chief Development Officer in the research and underwriting of speculative development and acquisition strategies. This includes compilation of critical analysis of related market, economic and real estate information, and database management.
Creation and tracking of project schedules and critical deadlines for project development and reporting
Manage the timing of projects going to Investment Committee using the “Feaso-Tracker” report weekly with the Regional Directors for Northern California. Update and actualize financial models and Northern California development agenda monthly for the “Development Forecast” meeting (first of every month) tracking fiscal year revenue projections and development plans
Lead bi-monthly marketing calls with local brokerage firms to discuss new leases, availabilities, development pipeline, and sales
Manage comps database using the “Origin” platform to update with new information and present comp sets to Development teams
Compilation of market, economic and related real estate information for use in preparing market trends, identifying competition, pricing, investment levels, cap rates and related financial information and trends
Analyse published broker data and real estate news for implied trends and opportunities
Continue to refine the market research methodology to develop a best-in-class platform
Participation in weekly regional calls and provide requested follow up
Any other responsibilities, duties or projects deemed necessary for the success of the Development Team
College degree in a related field in finance and/or real estate
Must have minimum of four to six (4 to 6) years of real estate financial and analytical experience
Must have deep analytical capability to underwrite development opportunities and target markets of interest
Must possess advanced Excel modelling skills
Expertise in building new Argus Enterprise models and auditing existing models
Proficiency in PowerPoint with attention to detail and creativity to effectively present materials Ability to analyse and edit lease proposals and strong lease analysis skillset
Strong understanding of development process and feasibilities
Organized, self-motivated and responsible
Must have advanced writing skills
Must be able to set priorities, create work plans and coordinate resources – people or otherwise
Comfortability with presenting in front of C-suite internally and externally
Demonstrated ability to collaborate and build consensus with peer group and within the organization
Experience using windows operated accounting packages e.g. Yardi
Familiarity with Google Earth and creating maps for presentations
Experience using data visualization software like PowerBI and Smart Space
Knowledgeable of the development process and acquisition through stabilization
Knowledge of Northern California industrial markets
Familiarity with the construction process and ability to assist managing contractors
Understanding of the entitlement processes in the Bay Area
Relationships within the brokerage and development communities
