Position Overview
Job Description: Reporting to the Vice President of Development, the Business Development Associate will be responsible for researching and identifying prospective healthcare client targets and collaborating internally on outreach strategy. Client targets are healthcare providers, major healthcare systems, physicians, groups, and specialty healthcare providers in Meridian’s key markets. The Business Development Associate is a member of the greater team that will drive success in securing new healthcare real estate development opportunities including build-to-suits, sale-leaseback, and repurposing buildings to medical.
The successful candidate will l have a strong interest in pursuing a career on the principal side of real estate development in the healthcare space. The Business Development Associate position has an internal career path to a real estate development or real estate acquisition role.
Primary Duties and Responsibilities:
Conduct market research and gather information on potential clients and projects.
Generate new business leads with physician groups or specialty providers, with the intent to get new healthcare real estate opportunities, including but not limited to build-to-suits, sale-leaseback opportunities, and repurposing of existing buildings to medical.
Meet regularly with internal Development Team members to identify target markets and client profiles for outreach.
Utilize internal research tools to develop a database per market, including physician emails, phone numbers, and addresses, and then perform outreach (cold calls, email campaigns, etc.) to the appropriate contacts.
Perform regular research through healthcare forums, news sites, and other information sources to keep up with potential opportunities, Requests for Proposals, and key information for Development Team use.
Research healthcare system’s financial health and credit ratings to source opportunities.
Prepare data packages for Development Team members for their use in introduction meetings with prospective clients.
Support the Development Team as needed for sales and leasing data support.
Assist with miscellaneous business development and marketing tasks to increase deal flow and operational efficiency.
Create geographical market maps of major healthcare systems, providers, and opportunities.
Education, Experience & Attributes:
Bachelor’s degree.
2-5 years of relevant experience; experience in real estate investment or real estate development is strongly preferred.
Must have the ability to actively approach industry professionals and build strong rapport to convert relationships into opportunities.
Proficiency in working with data sources and the ability to convert data into actionable and usable resources.
Excellent written and verbal communication skills. Experience cold calling, and strong phone skills.
Demonstrated interest in real estate, business development, and/or sales.
A self-starter with the ability to be detail orientated and multi-task.
Advanced knowledge of computer systems including Salesforce, MS Excel, PowerPoint, and Word, and the Company’s CRM for tracking new opportunities.
Ability to prioritize, plan, and simultaneously coordinate multiple tasks.

Hybrid work schedule. This position will work from Meridian’s offices a minimum 3 days per week (subject to change with corporate policy).

The compensation plan for this role will be commensurate with the skills required of the position. As such, it will be comprised of a base salary, and an annual performance-based incentive which is determined upon individual and portfolio performance.
