Rapidly expanding South Florida developer currently undergoing major growth seeks a Director of Asset Management for its portfolio of open-air retail and office assets. To qualify you must have:
Hands-on real estate operations, with detailed attention to proactive asset management and value creation.
Prior construction and project management experience a plus along with financial concepts and methodologies.
A strong working knowledge of Argue, Excel modeling is a must, and Yardi knowledge being desirable.
The position requires the day-to-day responsibility for a portfolio of open-air retail and office assets with the express objective of maximizing property and portfolio value and returns.

Manage a specific portfolio of assigned assets to achieve optimal performance in accordance with value creation goals and business plan expectations.
Primary Responsibilities
Manage specific assigned properties to achieve or exceed annual Business Plan and client objectives. Achieve leasing, net operating income, cash flow, and capital expenditure targets for assigned assets. Achieve or exceed forecast asset value and return targets. Manage properties with the objective of meeting or exceeding underwriting forecasts.
Evaluate, comprise, and execute capital improvement strategies for individual assets.
Requires extensive internal and external communication with the CIO, Investment Committee, and joint venture partners.
Supervise and complete the execution of property sales or refinances in accordance with approved parameters and in accordance with policy and procedures.
Review property leases for assigned assets consistent with Annual Business Plan and/or underwriting parameters.
Maintain a comprehensive and current knowledge of all assigned markets and furnish useful market information to CIO and included within monthly and quarterly reports.
Administer or supervise compliance with all lender information, loan covenants, reporting and disclosures, or approval requirements.
Establish and develop strong strategic relationships with real estate and investment industry professionals and organizations including service providers.
Continually seek creative and innovative opportunities to enhance value and returns for portfolio assets.
Participate in weekly executive team meetings.
Inspect assigned portfolio assets at least quarterly and provide written inspection reports as required.
Actively participate in the development and implementation of initiatives designed to strengthen operations or improve efficiencies.
Demonstrate through actions, the importance of maintaining an environment of compliance with high ethical standards.
Other Responsibilities Include:
Monthly & Quarterly Reporting
Complete asset reporting with monthly meetings and quarterly business plan meetings to provide updates and reports for each respective property within the portfolio.
Valuations - Quarterly, prepare asset valuations in accordance with internal valuation procedures.
Present and support values to CIO prior to deadline outlined in the reporting calendar.
File supporting documents as required by policies.
Business Plans
Supervise, complete, and obtain approval for each Annual Business Plan for assigned assets consistent with requirements.
Recommend modifications of established plan strategies, market, or property conditions.
Coordinate the business planning process to ensure delivery in a set time frame.
Invoice/Project Approval
Supervise the completion of and provide for payment of capital projects for assigned assets.
Ensure that all activity is governed by documentation or agreements prepared and reviewed by appropriate professionals.
Qualifications:
10 - 12+ years of professional experience, with prior senior asset management experience with a real estate owner/operator.
Experience in suburban office, open-air retail shopping centers, and multifamily real estate assets a plus.
Education & Experience:
Strong leadership skills with extensive prior asset management experience and financial and competent real estate transaction knowledge and experience.
Ability to work closely with executive team regarding asset strategy and repositioning plans
Possesses a hands-on approach to all aspects of work, and has strong management, team building, and interpersonal skills.
Ambitious in their career pursuits with a drive and passion to excel and be part of helping to grow and expand a thriving business.
Position will require occasional travel within the U.S.
MBA and/or an advanced degree preferred.
