Job Description
We have an exciting opportunity for a Commercial Property Manager/Lease Manager to join our established high performing team working on-site for a banking client.
The role is responsible for managing all aspects of the client/s leased and freehold portfolio and providing day-to-day lease advice. Where required this role will assist the Leasing Team Leader in the implementation and execution of portfolio initiatives to support the operations of the Integrated Portfolio Management and across the broader Leasing stream.
This would be the ideal position for an Assistant Commercial Property Manager ready to step up to your next challenge or an experienced Commercial Property Manager ready to step into a national portfolio managing the anchor tenant requirements within the newest premium commercial building in Brisbane CBD.
About the role
You will be responsible for managing the lease requirements on behalf of the client, providing management of leases, rent roll and payments, consulting with solicitors on lease documentation for new sites and renewals, workflow processing and approvals in relation to lease billings and reconciliations and conducting quality reviews across lease abstractions and lease interpretation.
Other responsibilities:
Support the Leasing Team Leader in the delivery of portfolio property services
Develop strong and sustainable working relationships with Landlords
Prepare and complete Work in Progress and Debtors reports with applicable commentary
Review and approve lease obligation summary and send to relevant parties
Review and approve annual CPI and Fixed increases implemented
Liaise directly with the Transaction Management team to ensure alignment of data for lease abstraction, amendments, correspondence and exceptions, premises being exited or changes to current premises so that all database entries are complete and accurate always
Quality reviews for compliance and insurance certifications
Expenditure and Revenue rent roll management and monthly variance reporting
Approve all workflows relating to recurring payments, non-recurring payments and lease terminations
Outgoings review and validation for lease sites
Follow up revenue tenants for outstanding payments and approve workflow
Review year end Outgoings reconciliation documentation
Interpret lease stipulations for specific client obligations along with supporting the Facilities Management team to enforce Landlord obligations.
About you
Prior experience gained with commercial/retail lease management and administration
Strong attention to detail coupled with ability to manage competing priorities
Strong client focus and customer service mindset essential.
Demonstrated ability to act upon client instructions and to negotiate outcomes in line with client expectations
Good understanding of lease structures and provide financial and lease interpretation advice
Proactive and motivated team player
Experience & knowledge across a broad range of property activities
