TITLE: SENIOR COMMERCIAL LEASING MANAGER
GRADE: 8 STATUS: EXEMPT

SUMMARY OF RESPONSIBILITIES:
Under the direction of the Senior Deputy Director for Leasing, Sales, & Acquisitions, manage and coordinate leasing activities for assigned real property owned by Boston Planning & Development Agency (“BPDA”) from initial marketing through negotiations, preparation and presentation of final proposal for Board consideration. Work closely with BPDA legal and finance departments to memorialize and monitor lease transaction. Perform credit analysis; analyze competing cash flow projections; make recommendations. Maintain knowledge of Boston’s commercial real estate market to assist public and private interests in site location assistance and business attraction/retention.
GENERAL DUTIES AND RESPONSIBLITIES:

Negotiate the lease and license of available industrial and commercial real estate located within the Raymond L. Flynn Marine Park, Charlestown Navy Yard, 2 Boylston Street, and other BPDA owned commercial properties as assigned.
Perform credit analysis of prospective tenant’s financial statements to determine credit worthiness and ability to pay the negotiated rent.
Analyze competing cash flow projections and make recommendation of the most financially advantageous to BRA/EDIC.
Contact appraisers, brokers, and other third parties as required to obtain real estate information.
Lead and participate in meetings with developers and architects to negotiate agreements and revisions to project design and development.
Establish and cultivate effective working relationships with representatives of community groups, government, industry and other entities that have interests in project development process.
Procure and review complex commercial real estate appraisals. Review for compliance with Uniform Standards of Professional Appraisal Practices.
Meet with prospective developers of BRA/EDIC owned real property. Preliminary review of development proforma and operating cash flow.
Strategize and perform analysis on property acquisitions.
Represent BPDA at real estate industry forums.
Analyze return on investment for BPDA financed tenant improvements, including carbon reduction improvements.
Represent City of Boston agencies negotiating offices leases in privately owned properties.
Assist in valuation of real property for eminent domain proceedings on behalf of the City of Boston.
Develop and implement marketing plans to attract users to available industrial and commercial real estate.
Perform Market analysis to properly price BPDA commercial real property.
Manage special projects as assigned.
Prepare reports, memorandum, recommendations and other materials for Board review and presentation to Board.
Perform other related duties as required.
WORK ENVIRONMENT:
Normal office environment; frequent site visitsand occasional evening meetings.
PHYSICAL REQUIREMENTS:
Little or no exertion; occasional travel.
SCOPE:
Provide functional advice and guidance to other project management staff.

QUALIFICATIONS:
Work requires completion of a Bachelor’s degree or equivalent in Business Administration, Public Administration, Finance or related field plus a minimum of 5 years ofprogressively responsible related experience in commercial/industrial real estate development, finance, a commercial real estate brokerage or in commercial real estate appraisal. Working knowledge of commercial real estate cash flow analysis is required. Must have the ability to work independently. Must have proficiency in Excel and Microsoft Word.
