National Retail Properties is seeking a Lease Compliance Manager to join our corporate team onsite in Downtown Orlando. *This is a fully onsite position*
This person will be Responsible for direct oversight of staff and all facets of lease administration within the Lease Compliance department. The Lease Compliance team is responsible for abstracting and reviewing lease documents and maintaining information accurately in various systems for NNN’s Property Portfolio. Responsible for rent collection, real estate tax compliance, insurance/risk management, tenant/property financials and CAM reconciliations for NNN’s Property Portfolio. Establish and maintain control procedures related to these tasks. Manage, develop and lead team to be successful and innovative in their roles.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Management/Supervision of Staff:
Lead team to be innovative, and evaluate and implement efficiencies and reporting improvements in their daily roles.
Ensure department compliance with all internal control procedures and assist with audit walk-throughs.
Review monthly/quarterly reports for accuracy and completeness..
Ensure accurate and timely periodic reporting to other NNN departments.
Manage and mentor the Lease Compliance team on projects, develop and empower each associate in their role.
Property Activity & Transactions (including acquisitions, amendments, rent escalations (CPI and percentage rent), split-funded activity and dispositions):
Responsible for 1st or 2nd review of closing packages, lease abstracts and related documentation to ensure accuracy and completeness in NNN’s various systems.
Review and communicate with others as necessary on all related matters.
Oversee allocation of activity and ensure accurate and timely completion.
Lease Compliance. Oversee, review and assist (as necessary):
Real Estate Taxes:
Timely and accurate processing, reporting and collection of real estate taxes bills, assessments, payments and appeals.
Real estate tax funding requests, as needed.
Insurance:
Tenant certificates of insurance.
Quarterly insurance reports to ensure proper coverage for NNN’s Property Portfolio.
Other:
Tenant/property level sales and financial information.
Quarterly budgeting of real estate taxes, insurance, percentage rent and billboard income and periodic reporting of such for NNN’s Property Portfolio.
Support Lease Compliance team and work closely with 3rd party service providers in all facets of outsourced services.
Implement efficiencies and enhanced reporting.
Special projects, as necessary.
SUPERVISORY RESPONSIBILITIES
This job does have supervisory responsibilities.
EDUCATION AND/OR EXPERIENCE
Bachelor’s degree (B. A.) from four-year College or university; and/or five+ years related experience and/or training, including managing others; or equivalent combination of education and experience.
