We are looking for an exceptional Director, Asset Management to join our team in the Toronto, Ontario head office. This full-time position will report directly to the VP of Asset Management. They will be responsible for assisting with management of the company’s growing multi-residential investment portfolios and will work extensively with other members of the Asset Management and Portfolio Management team, as well as with members of the Investment, Operations, Construction and Finance teams.
ESSENTIAL DUTIES:
Act as owner’s representative in all matters pertaining to asset managed properties.
Support investment decisions with a view to achieving defined client investment objectives.
Identify value-creation opportunities and develop business cases for implementation, including financial analysis and presentation materials supporting recommendations.
Create financial projections for properties, including hold/sell recommendations.
Oversee the creation of annual budgets and business plans to maximize the value of the assigned portfolio.
Work closely with and in collaboration with the Operations and Construction teams in the ongoing asset management and growth of the portfolio.
Monitor and analyze the assigned portfolio performance through the review of monthly reports and performing ongoing reviews of leasing activity, major expenses and capital programs.
Conduct periodic property inspections in view to reviewing and improving business plans.
Oversee market research on economic conditions and trends that may impact current and future investments.
Work closely with management on various projects on an ad hoc basis.
SKILLS AND QUALIFICATIONS:
7+ yrs. of asset management and real estate investment experience
MBA or Bachelor's degree in Finance, Accounting or Real Estate
Highly developed written and verbal communication skills including negotiation and persuasion, at ease with formal and informal presentations
Proficiency in Excel
Keen analytical skills and proven ability to readily recognize, investigate, interpret and communicate areas of risk and opportunity in real estate
Team player with an understanding of group dynamics
Travel is required for this role
Ability to communicate in French is useful, but not required.
