Responsibilities
The Asset Management Associate supports the work of the Asset Management Team to oversee and maximize the value of AEI’s portfolio of net lease commercial real estate assets. Under the supervision of the Vice President, Asset Management, and in collaboration with Asset Managers and Facilities Specialists, the Associate will:
Portfolio Insurance Administration
Manage insurance premium allocations and prepares quarterly insurance reports.
Seek and track insurance expense reimbursement from tenants and other payors.
Coordinate lease requirements with the asset manager, acquisitions department, property sales department and tenants to ensure compliance on all insurance issues.
Communicate and coordinate the implementation of corrective procedures on any default status.
Manage insurance claims to ensure timely collection of proceeds and coordinate any remediation, construction or corrective measures.
Work with insurance brokers and third-party vendors to quote, bind and maintain insurance coverage for AEI’s portfolio of commercial properties.
Portfolio Real Estate Tax Administration
Administer and track of real estate tax valuations, assessments, payment and reimbursements. Assemble data required to appeal valuations and track the status of appeals.
Facilities Support
Assist Facilities Specialists with contract administration, invoice processing, vendor scheduling and other tasks as needed.
Information Systems
Assist with data entry, updates and audits of data integrity for asset management systems.
Asset Management Teamwork
Assist with technology integration, process improvement and other duties as necessary or assigned.
Continually seek creative and innovative opportunities to enhance the performance of the properties and the asset management team. Maximize the effective use of systems and technology.
Requirements
