The Associate or Associate Director, Real Estate Investments will play an instrumental role in driving TAS’s acquisition process, development underwriting and private equity platform. SKILLS AND COMPETENCIES
Post-secondary degree in Finance, Business Administration, Engineering, Urban Planning or a related field, professional designations (i.e. CPA, CFA) and/or post-graduate degree considered an asset
5 to 7 years relevant work experience in a real-estate, investment banking, residential development platform, management consulting, private equity, corporate finance or the equivalent
Has an existing network of broker and investor relationships in the real estate sector
Demonstrated expertise in financial modelling; strong fundamental understanding with ability to provide guidance for the Investment Analysts
Ability to see an asset through its lifecycle: owning the acquisition process, providing support through the development and construction stages of the project; collaborating with all functional team members
Able to distill and synthesize complex quantitative and qualitative information into presentations for executive team, lenders, and investors
Ability to independently manage partner, broker and other stakeholder relationships
Experience with Argus-Enterprise for modelling and underwriting considered a plus
Sound analytical and quantitative skills, rigorous attention to detail
Excellent written and verbal communications skills
Expert in Microsoft Office application with strong Excel and PowerPoint skills
Ability to multi-task and manage competing priorities under tight timelines
High level of ownership and accountability
Strong work ethic, willing to go the extra mile to complete tasks to highest standards
Proactive with sound planning, prioritization, and execution skills
A team player who can also work independently
Curious and collaborative, with a strong drive for innovation and creative problem solving
Passionate, with a demonstrated interest in city-building and/or social impact
Confident with an approachable and professional style
Build best-in-class real estate financial models for projects and private equity investment vehicles.
Source and negotiate new development land and value-add commercial property acquisitions.
Ownership of project and fund level investment reporting.
Relationship management of a portfolio of relationships including institutional capital partners.
Lead due diligence process on new acquisitions, including: gathering research to support key assumptions, populating financial models, coordinating physical due diligence (survey, environmental, geotechnical, planning), detailed financial diligence (lease reviews, operating costs), ongoing maintenance of due diligence workplan, and any other duties as required.
Support debt financing process by populating detailed financial models for lenders: acquisition loans, strategic refinancing, construction loans etc.
Collaborate with colleagues across the #TeamTAS, help strengthen cross-functional effectiveness
Proactively coach, mentor and guide the skill, competency development and professional growth of junior colleagues
Help maintain a strong operational framework for the Investments group that empowers the team to work in an agile manner; participate in the ongoing evaluation and improvement of related systems, processes and tools
