Divaris Property Management’s portfolio is expanding in Richmond, Virginia and we seek an energetic, results oriented Property Manager to join our Team assisting with providing property management services to a commercial real estate portfolio. Responsibilities focus on the following:
FINANCIAL
Prepare and manage annual operating budgets for each property, including income projections, expense forecasts, and capital improvement plans, implementing cost-saving measures and revenue enhancements where applicable.
Prepare comprehensive monthly financial packages to include monthly cash flow variance reporting of both income and expenses, property performance, and operational highlights.
Collaborate with property accounting team on Accounts Payable processes, including reviewing and approving invoices, to ensure accuracy and adherence to budgetary guidelines.
Tenant account analysis and A/R management.
OPERATIONS
Conduct regular property inspections to identify risk management strategies, maintenance issues, and ensure compliance with lease agreements, local regulations, and safety standards.
Coordinate with maintenance staff to address routine maintenance tasks, inspections, and repairs.
Coordinate and manage tenant and building construction projects to ensure timely and accurate completion.
Oversee the operations, maintenance, bidding, negotiations, and compliance of vendor contracts and services.
Maintain accurate and up-to-date property records, including insurance documentation, utility information, and maintenance logs.
TENANT RELATIONS & RETENTION
Foster positive relationships with tenants by addressing inquiries, concerns, and requests in a timely and professional manner.
Collaborate with lease administration team to ensure compliance with tenant leases and a knowledge of lease expirations/renewals.
LANDLORD RELATIONS
Interface with third-party owners as primary liaison.
Maintain regular communication with Landlords to provide updates on property performance, financial management, tenant relations, maintenance issues, and leasing activities.

What we are looking for:
2+ years Prior Commercial Real Estate Property Management Experience required
In depth knowledge of financial terms and principles
Ability to prepare annual accrual budgets and monthly reforecasts of income and expenses
